1. About these terms
When you book a stay with KOJA HEIGHTS, you accept these terms. They form a binding agreement between you (the guest) and KOJA HEIGHTS (us, we). Ghana law governs the agreement, and any dispute is heard in the courts of Accra.
2. Bookings
A booking is confirmed when payment clears (or, for Request-to-Book properties, when we approve your request and you pay). Confirmation comes by email and SMS. The booking reference (e.g. KH-XXXXXX) is your record.
You must be at least 18 to book. The lead guest's name must match the ID uploaded at booking and presented at check-in.
3. Payment & pricing
Prices show in Ghana Cedis (GHS) by default. Foreign-currency prices use live exchange rates and are locked at the moment you pay. Mobile money and local cards settle in GHS; international cards settle in your card currency.
The service fee and cleaning fee shown at checkout are final — no hidden charges. We may authorise a separate security deposit hold, released 48 hours after check-out if there is no damage claim.
4. Cancellation & refund
Each listing shows the cancellation policy that applies. Refunds are calculated against the policy at the moment you cancel, processed back to your original payment method, and typically arrive in 3–10 working days.
5. House rules
Each property's house rules are listed on its page. Common rules: no parties or events, no smoking indoors, quiet hours from the time shown, and pets only where permitted. If the rules are broken, we may end the stay early without refund and charge for any damage.
6. Damage & deposits
You're responsible for any damage to the property, furnishings, or fixtures during your stay that goes beyond ordinary wear and tear. We may file a damage claim against your security deposit within 48 hours of check-out, accompanied by photographic evidence and a repair quote. You may dispute a claim by replying to the notification.
7. Identity verification
We require a copy of a government-issued photo ID at booking and may request it again at check-in. The ID is stored encrypted; only the host can view it. We may decline or cancel a booking without refund if the ID is invalid, expired, or doesn't match the person checking in.
8. Liability
The property is offered as described. We're not liable for indirect or consequential losses, or for service disruptions beyond our reasonable control (power outage from national grid, internet outage, water-supply failure). Generator-backed properties minimise these risks but cannot eliminate them.
Our maximum liability for any single booking is capped at the total amount you paid for that booking. This does not limit liability for death, personal injury caused by our negligence, or anything else that can't be limited under Ghana law.
9. Changes by us
In rare cases (property suddenly uninhabitable, major safety issue) we may have to cancel a confirmed booking. We'll refund you in full and help you find an alternative stay where we can.
